Vistancia Announces 500-Acre Commercial Core Establishing the Northwest Valley for Future Employers and Industries

Peoria, Ariz. – Emerging from the rising foothills of northwest Peoria, the 7,100-acre Vistancia master planned community has announced its 500-acre commercial core development envisioned to provide a diverse offering of employment, educational, medical, shopping, residential, entertainment, lifestyle and recreational facilities.

While other master plans have had future growth sidelined with the economy, Vistancia is progressing forward with a contemporary and highly-creative development plan which will culminate in a modern and one-of-a-kind mixed-use urban regional center.

Comprised of shovel-ready commercial land fully entitled to accommodate up to four million square feet of flexible mixed-use commercial space, the Vistancia commercial core is adjacent to the new Loop 303 featuring direct access with the Lone Mountain Parkway exit, and providing closer proximity to metropolitan Phoenix, Loop 101 and Interstate 17.

Recognized as America’s best master planned community by the National Association of Home Builders (NAHB), Vistancia features six actively selling new home neighborhoods by national and regional builders offering varied designs in three unique lifestyle communities: The Village at Vistancia, a multi-generational family community; Blackstone at Vistancia, a private gated golf community featuring luxury homes and custom homesites; and Trilogy at Vistancia, an active adult resort community.

Set amongst a stunning backdrop of natural Sonoran desert mountain beauty, the Vistancia community features a vibrant and genuine spirit with dining, shopping, and recreational experiences including the Mountain Vista Club and the 3.5 mile Discovery Trail linking on-site schools, community recreational facilities with year-round programming and scenic parks.

Major land-plan components for the Vistancia commercial core includes Class A/B Office, retail development, commercial development, research and development, flex-tech, light industrial, a medical campus, a higher educational facility, integrated urban residential, lifestyle retail, community parks and an abundance of open space.

Working in collaboration with the City of Peoria, Vistancia is assisting in the efforts to guide all business attraction and lure major employers to the northwest Valley’s prime commercial site.

“Peoria is a robust city on the move and the northwest Valley is well positioned for attracting large companies and employees to conduct business and live in a vibrant and magnificent master plan like Vistancia,” said Mark Hammons, vice president/general manager of Vistancia.

“Because Vistancia is an important investment zone in the Northwest Valley that is supported by an abundance of fully-entitled land, transportation access and a large and growing labor pool, we will continue to invest in Vistancia’s commercial infrastructure and marketing to showcase this property to major employers nationwide,” Hammons said.

“Arizona continues to be a pro-business climate, ideal for conducting business with its tax-friendly and low regulatory environment coupled with some of the most affordable housing in the United States. The Vistancia commercial core provides an optimal location for headquarter relocations and corporate expansions,” said Nate Nathan, real estate veteran of Nathan & Associates who serves as the land broker for Vistancia commercial.

“Arizona is one of the top three fastest-growing states in the nation and the northwest Valley is a prime example of this exceptional growth triggered by the opening of Loop 303 and the Lone Mountain exit connecting all of Phoenix and ultimately the region,” said Nathan.

“Creating this key transportation access has accelerated the vibrancy of the Vistancia master plan, spurring new home builders to actively acquire hundreds of lots, several colleges and a major hospital looking at the commercial site, as well as a world-class office developer and retailers jockeying for position to capitalize at the outstanding location,” he said. “The metro area’s population is projected to grow by one million in
10 years and we are on the verge of a tremendous growth spurt for jump-starting the future and economic sustainability of the area for many years to come.”

Future growth for the Peoria master plan includes an additional 3,450 acres north of the community that is envisioned to include four communities offering a wide variety of residential styles, various schools, amenities featuring community centers, recreational parks, commercial development and retail components.
